How to start
Make your copy and open the Net Proceeds Estimator.
Enter your sale price, the commission rate you agree to, and your mortgage payoff.
Add your prep tasks, then check the Sale Dashboard for your next step.
Two things people miss
Commission is negotiable. Since August 17, 2024, buyer-agent pay is negotiated separately, and the seller may pay some, all, or none of it. Enter the total rate you agree to.
The highest price is not always the highest net. Concessions, closing costs, and loan type change what you keep. Compare the net to you, then talk it through with your agent.
Keep it safe
Never type a Social Security number, full account numbers, or passwords into the sheet. For account numbers, the last four digits are enough. Keep your copy in your own Google account and share it only by email with people you trust.

The fine print
This is an unofficial planning tool. Figures are your own estimates. It does not replace your agent, title or escrow company, lender, attorney, or your final settlement statement, and it does not tell you which offer to take. Free to use, copy, and share. Please do not sell it.
